DESIGN NAME: Cube XL
PRIMARY FUNCTION: Modern Townhouses
INSPIRATION: A modern proposal for larger homes using the same Cube concept of design standardization and building solutions is born Cube XL. A proposal for well located and heavily wooded neighborhoods in the city of Sao Paulo, where it is only possible to build houses, incorporating a modern project, seeking replicability, design innovation and safety with the total preservation of existing trees, valuing the environment and incorporating intended project the current situation of the land with few interventions.
UNIQUE PROPERTIES / PROJECT DESCRIPTION: With a concept focused on the standardization of projects and building solutions, the Cube XL project was created from the Cube project, a plant proposal fully adaptable to small land. A large city such as Sao Paulo, where land is highly valued and rare for horizontal real estate projects, having a solution that easily adapts to geographical conditions and tree existence makes the project viable on small land where approval restrictions exist. The Cube XL project is designed to use these lands in heavily wooded neighborhoods, incorporating a modern and innovative design and safety concept.
OPERATION / FLOW / INTERACTION: With the use of design, concept and technology, we intend to remodel the concept of housing in condominiums of houses in major centers like Sao Paulo.
The existing condominiums of houses in Sao Paulo, in most cases seek the maximum use of the land without concern for design and environmental preservation.
In this way, we intend to use well located plots, but with small dimensions and enough presence of trees in adult size, incorporating the new houses with much more security, modern design and current architectural solutions.
PROJECT DURATION AND LOCATION: We currently have 6 Cube projects underway in the city of Sao Paulo, all located on small land between 400 and 700 square meters, with a total of 6 to 8 residential units per project.
The first Cube XL is located in the Jardim Guedala neighborhood and is scheduled for construction by April 2020. Built on a 2,000 square meter plot with 8 residential units of 250 to 350 square meters, consisting of 3 and 4 floors, all with 4 parking spaces.
Other projects started between the end of the second half of 2018 and the beginning of the first half of 2019, and all are scheduled to end by the end of 2020.

PRODUCTION / REALIZATION TECHNOLOGY: With an innovative construction model, Open Space Design, where all the internal walls are not structural, allowing to open everything, 2 or 3 bedrooms. With Flexchoice, you have options to make the ground floor as you wish. A parking space, a gourmet space, a hot tub, an office at home or another guest room. On the top floor is the Cubetop, it can be a gourmet space with a solarium with whirlpool or simply a balcony to enjoy the view. With an app installed on your smartphone, you can have full access control by navigating the cameras and triggering the gates remotely, with low cost of operation.
SPECIFICATIONS / TECHNICAL PROPERTIES: The Cube XL project was developed as a variation of the Cube project seeking standardization with the aim of reducing costs, time and quality increase and especially the exploitation of constrained land and the existence of many trees.
House sizes range from 250 square meters to 400 square meters.
The design method used allows the adaptation of the dimensions in the longitudinal and transverse direction according to the size of the land and the tree locations where the condominium will be

RESEARCH ABSTRACT: Based on the great desire to live in condominiums of well located houses in the city of Sao Paulo where there is a greater presence of trees.
We surveyed urban and urban housing trends in major cities such as San Diego, London, Vancouver, Washington, and Singapore, where the use of modern technology and design has revitalized old homes and regions of major cities.
CHALLENGE: The challenge was to recreate and reshape the concept of residential condominiums, incorporating a modern architectural design and security solution to be applied to land with well-located trees.
We had to improve the following items.
Flexibility, where you can choose from parking spaces, 1 suite, gourmet space, home theater or home office.
Design, replicate the Cube concept of architecture for larger and isolated homes.
Security, a low cost solution due to the low number of units, has created the creation of an application that makes the monitoring of cameras and remote access control.
