PRIMARY FUNCTION: Townhouses
INSPIRATION: With a concept focused on standardization of projects and constructive solutions, the Cube project was created, a floor plan proposal that is fully adaptable to small plots. A large city like Sao Paulo, where land is highly valued and rare for vertical real estate projects, small well located land, often between large condominiums, is poorly utilized. The Cube project was designed to use these lands in the city of Sao Paulo, searching at project replicability, a modern and innovative concept of design and security.
UNIQUE PROPERTIES / PROJECT DESCRIPTION: The Cube Project is a project designed for those who want to live in a house in the big urban centers, within a modern and innovative concept. With open spaces, it is possible to decide if the house will have 1, 2, 3 bedrooms or none. The Cube Project is totally flexible and versatile. This means that the layout of the house can be changed, at any time, without high costs, allowing you to customize your space according to your needs or stage of life.
OPERATION / FLOW / INTERACTION: With the use of design, concept and technology, we intend to remodel the concept of villas in large centers such as Sao Paulo.
The villas of houses in Sao Paulo dating from the 30s and 40s are highly desired due to their locations and the concept of housing that approximates the people improving the relationship and living together creating a micro community.
In this way we intend to use well located plots but with reduced dimensions creating new villas with much more security, modern design and current architectural solutions.
PROJECT DURATION AND LOCATION: Currently, we have 5 Cube projects underway in the city of Sao Paulo, all of them located on land with small dimensions, between 400 and 700 square meters with a total of 6 to 8 residential units per project.
The first one, Cube Florida, began construction in August 2018 with completion scheduled for June 2019. Built on a 650 square foot lot with 8 residential units from 112 to 143 square meters, consisting of 3 decks, all with 2 parking spaces.
The remaining projects started between the end of the second half of 2018 and the beginning of the first half of 2019, all of which are scheduled to expire by the end of 2019.

PRODUCTION / REALIZATION TECHNOLOGY: With an innovative construction model, Open Space Design, where all the internal walls are not structural, allowing to open everything, 2 or 3 bedrooms. With Flexchoice, you have options to make the ground floor as you wish. A parking space, a gourmet space, a hot tub, an office at home or another guest room. On the top floor is the Cubetop, it can be a gourmet space with a solarium with whirlpool or simply a balcony to enjoy the view. With an app installed on your smartphone, you can have full access control by navigating the cameras and triggering the gates remotely, with low cost of operation.
SPECIFICATIONS / TECHNICAL PROPERTIES: The Cube project was developed seeking standardization with the objective of cost reduction, term and quality increase.
The houses have dimensions ranging from 4.00 x 6.25 meters to 6.00 x 7.5 meters referring to the projection of the pavement.
The sizes vary from 95 square meters to 150 square meters.
The design method used and the design of the project allow the adaptation of the dimensions in the longitudinal and transverse sense according to the dimensions of the land where the condominium will be installed.

RESEARCH ABSTRACT: Based on the great desire in the villas of existing houses in the city of Sao Paulo, dating from the 30s and 40s.
We research trends of townhomes and townhouses in major centers such as San Diego, London, Vancouver, Washington and Singapore where the use of technology and modern design revitalized old homes and regions of major centers.
CHALLENGE: The challenge was to recreate and remodel the concept of house villages, incorporating modern design of architecture and security solution to be applied in small well located lands.
We had to improve the following items.
Flexibility, where it is possible to choose between 2 parking spaces, 1 suite, gourmet space, home theater or home office.
Design, a set of houses with no side setbacks but an architecture solution that looked like they were separate.
Security, a solution with low cost due to low number of units, generated the creation of an app that does the monitoring of the cameras and the control of accesses at a distance.
