| DESIGN NAME: QUEENS SANDS VILLAS PRIMARY FUNCTION: Residential Houses INSPIRATION: Designed in a way to capture the essence of modern Mediterranean living, enhanced with elements of Local tradition, all under the umbrella of contemporary architecture. UNIQUE PROPERTIES / PROJECT DESCRIPTION: A project of five luxury villas, overlooking the sea on the Mediterranean island of Cyprus. Located in Queens bay in Kissonerga, a community just outside the holiday resort of Pafos, Queens Sands beachfront villas are characterized of the contemporary architecture style, the construction quality, the sun filled interiors and the private gardens with overflow swimming pools. Designed for OPERATION / FLOW / INTERACTION: All villas are oriented in a way to maximize the view to the sea of Queens Bay. For this reason, front row villas are organized in two levels, while the second row in three, with the swimming pools located to the roof garden level. Living in Cyprus mostly means living outdoors. Thus, internal space has an immediate contact with external spaces, which are functioning as open - air rooms. PRODUCTION / REALIZATION TECHNOLOGY: High-specification construction and fine craftsmanship. French windows and glass balcony railings to maximize the daylight and reveal beautiful interiors. Rich marble and tasteful ceramic floor tiles in harmony with granite elements and solid wood surfaces. Built-in wardrobes, kitchen cabinets, doors and accessories all bear an Italian signature. High-quality sanitary ware and fittings. SPECIFICATIONS / TECHNICAL PROPERTIES: Type A (front row villas) : 2 levels, 4 bedrooms plus 1 office and 4 bathrooms. Living space 230 sq.m plus 42 sq.m covered verandas. Pool size 3 X 11m and private garden. Type B (second row villas): 3 levels with lift, 3 bedrooms and 4 bathrooms. Living space 209 sq.m plus 85 sq.m covered verandas and 109 sq.m basement. Pool size 3 x 9 located at the roof terrace level (100 sq.m). Private garden at the lower level. TAGS: architecture, villas, contemporary, minimal, elegance, residential, construction, Mediterranean RESEARCH ABSTRACT: Design concept was emerged through the creation of sketches, paper models and diagrams. Also, we studied carefully some elements of Local Cypriot architecture, as one of our goals was to integrate the modern - new with the traditional - old. CHALLENGE: One of the most challenging parts of this project was to combine the modern architecture with the local Mediterranean aesthetics. Another critical issue was the integration of two ancient wells from Chalcolithic period to the design concept, under the guidance of the Cyprus Archaeological department.
