DESIGN NAME: Rossi Atlantida
PRIMARY FUNCTION: Vacation Condominium
INSPIRATION: The divergence of styles, is evidenced by the chronology of the buildings implementation around it. The modern projects, mainly found inside the larger allotments, in which Rossi Atlantida has a featured position, follow tendencies originated from the Uruguayan seaside resorts. Admired by the southern Brazilians, the referenced architecture is composed by the clean features, associated with the use of natural materials such as stone and wood for the facades characterization.
UNIQUE PROPERTIES / PROJECT DESCRIPTION: The condominium typologies were designed according to the programmatic requirements. The large central island blocks house the main activities of social interaction, such as party rooms and indoor swimming pool, while the smaller independent buildings attend to the other strategic points of the implantation. The ground floor units have a private garden space facing the lake, while the second story units have access to the penthouse. A large lawn, facing the lake, limits the private areas.
OPERATION / FLOW / INTERACTION: Contained in the longitudinal axis, in which derived two large islands. The central point of the new implantation gathered the desired social interaction essence, articulating the islands and the surroundings through the common areas complex. The other common areas have been positioned at the borders of the glebes edges, distributing the secondary recreational appliances. It has been projected, independent of the internal roads, an extensive pedestrian walkway, accompanied by a bike lane.
PROJECT DURATION AND LOCATION: The project started at 2010 and finished at 2011 in Atlantida Beach, in Xangrila Township. This Township is located in Rio Grande do Sul, south of Brazil.

PRODUCTION / REALIZATION TECHNOLOGY: The developed architectural environment is
characterized by the use of clean traits, structured on large glass
panels. The translation of the seaside concept is grounded in the application of natural materials, as well as light colors, providing lightness and brightness.
The application of wood in decks and walkways established
the interface between built areas and nature. Thus, the
Miracema stone was incorporated to the facades as a manner of correspondence between nature and construction.
SPECIFICATIONS / TECHNICAL PROPERTIES: Allotment 170.000m2
Constructed private area 46.000m2

RESEARCH ABSTRACT: The hiring of the glebe allotment project realization was preceded by the development of a preliminary study pre conceived by the client. The creation of a transversal axis in relation to the glebe and bound to the access guided the general implantation ordination, ensued by the projection of a second longitudinal axis on the allotment. The inclusion of a peripheral circulation adjacent to the ground perimeter established the required connection between the axes, consolidating the outline road.
CHALLENGE: The restrictions imposed by the local urban planning played a determinant role in the definition of the adopted architectural environment, considering the maximum height limitation of only 7 meters, directly implicated in the adoption of an essentially horizontal volume.
Facing a distinguished audience, defined as single young adults or complete families, the enterprises intended briefing suggested the creation of four different architectonic typologies.
