DESIGN NAME: Capital Tower
PRIMARY FUNCTION: Mixed-Use Building
INSPIRATION: In developing the concept for Capital Tower, we sought to create a sense of destination, the ascension to a peak shaped by the convergence of lines drawn from the surrounding. From these lines, a pure, clean geometry is constructed, creating a bold crystal-like icon.
Redefining the skyline, pointing upwards at the sky as a symbol of growth and progression, the tower is part of the creation of new opportunities, the transition into a new era, and ultimately, the vision for a new future.
UNIQUE PROPERTIES / PROJECT DESCRIPTION: Capital mixed-use tower is located in Jeddah, Saudi Arabia, on a plot area of 3,563 square meters surrounded by 3 roads. With a built-up area of 19,900 sq.m, 27 floors, it is composed of 4 star hotel ,corporate offices, restaurants, retail shops, and banquet hall, with 3 podium parking and 1 basement.Both the placement and hierarchical composition of the building create various levels of green terraces overlooking the sea view and defining the building orientation. The linear facade treatment optimizes and filters the natural light into the spaces while minimizing the heat gain by incorporating several different materials, as well as the alternation between solid and void areas in the facades.
OPERATION / FLOW / INTERACTION: The project comprised of three main functions each one has separate entrance lobby and drop off at ground floor. The underground parking used only by hotel's guests and services. Also there are three floors podium parking used by the offices, banquet hall, and restaurants.
The whole building accommodate eight elevators. Three of them are for the offices, three for the hotel, and two for the banquet hall.
The main entrance located in the main street exclusive for corporate offices at the top of building.
The users interact with the spaces through open view from main corridors around the internal atrium at hotel floors and offices floors as well.
PROJECT DURATION AND LOCATION: The project started in January 2017 in Jeddah, Sari Street and completed in November 2019.

RESEARCH ABSTRACT: For the sloping roof skin, several modules and patterns for the glass panels were developed, taking in consideration optimal natural lighting, ventilation and high performance of glass.
The external building skin is composed of a steel frame structure fixed on the external concrete slabs to create green terraces.
CHALLENGE: For the structural system, it was a challenge to provide a successful solution to support large spans and minimizing the depth of the solid slab as well to create a clear view to the internal atrium without crossing columns.
