PRIMARY FUNCTION: Commercial
INSPIRATION: Master planning was derived from and responded to context of site, achieving a superb working environment, offering large public green space and providing linkage to surrounding.
Interesting use of voids and negative space in the form of internal courtyards and landscaped plaza/garden breaks down the architectural mass of the podium and introduces plenty of daylight, whilst integrating greenery and nature with the building resulting in interplay of indoor and outdoor, active and passive space.
UNIQUE PROPERTIES / PROJECT DESCRIPTION: As a two-phase development in Foshan, China, it is the first commercial project at the central spine of the district.
Integration of greenery and open space to the development by landscaped plaza and podium green roof offers enjoyable working environment and outdoor amenity space. Widespread landscaping enhances environmental quality for public enjoyment. Vast public open space between two phases acts as “green spine” providing not merely connection but a new impetus for urban design planning.
OPERATION / FLOW / INTERACTION: The office tower offers Grade-A office space of international standards. Column-free floor plate up to 12 metres depth is achieved by an efficient central core and perimeter column structural frame. Spectacular views over Qiandeng Lake Park is available in all office space.
Building services provisions are of most up-to-date standard, meeting demands of high-end corporates. An advanced automated BMS is adopted to monitor and control all building services and systems in an effective way.

PRODUCTION / REALIZATION TECHNOLOGY: Material palettes are carefully designed to create suitable atmosphere for commercial and retail spaces, while building materials are locally sourced so as to keep travelling to minimum and reduce carbon footprint.
Full scale off-site mock-ups for the glazed curtain wall system, typical office lobbies and washrooms, and a fully-fitted Sample Office Floor were constructed for review, detail refinement and establishing the control for the acceptable quality and standard for the project.
