PRIMARY FUNCTION: Residential Development
INSPIRATION: The demand for identity and individuality in the rental market has massively increased in the last years, therefore the main aim was to create a low-cost rental development that targets young people by going beyond the functionality and meeting their growing needs for expressing their individuality and plurality.
UNIQUE PROPERTIES / PROJECT DESCRIPTION: K.I.S.S. is a bold residential development of 46 maisonettes that are very different from the usual white-wall single-story Swiss rental apartments. By offering tenants the choice of three different apartment typologies – funky, industrial and classic – K.I.S.S. responds to the future tenant needs for distinct apartments, which suit their individuality and lifestyle.
OPERATION / FLOW / INTERACTION: K.I.S.S. is a residential development with 46 apartments on 1-7 floors and some commercial areas on the ground floor.
PROJECT DURATION AND LOCATION: The building works started in April 2009 and finished in July 2012. Location: Zurich, Switzerland.

PRODUCTION / REALIZATION TECHNOLOGY: K.I.S.S. has received a Minergie certification. The ecological heating system uses a geothermal heat pump for heating and cooling. The structure was developed to enable long-term flexibility. This allows for an easy interconnection of individual apartments. The facades are insulated with 25 cm insulation. A special stucco render with 5 layers gives a special effect of shifting colors. All window frames are angled in different directions to create light reflections, adding a feeling of movement.
SPECIFICATIONS / TECHNICAL PROPERTIES: K.I.S.S. consists of 8 floors above ground level and two floors of underground parking. The total apartment floor area is 4’800 m2 and the total commercial area is 700 m2.

RESEARCH ABSTRACT: An intensive market research of the area, its infrastructure, its typical employees and their income class was conducted. This knowledge, together with the anticipated future changes in society (Sinus-Milieu Model), helped classifying potential customers of similar lifestyles and perceptions into three specific target groups. As a result, three different apartment typologies were designed to meet their needs.
CHALLENGE: In order to meet the needs of future tenants for the different spaces and atmospheres but at the same time to keep the building costs low to appeal to a younger market segment, readily available technologies and materials were maximally used in the development of K.I.S.S. Exposed concrete, stainless steel, resin flooring, plywood paneling and bespoke graffiti are a few elements that created the individual look of each apartment, yet are affordable materials to use.
