DESIGN NAME: 115 Bathurst St. Mixed-use Development
PRIMARY FUNCTION: Architecture - Residential, arts spaces
INSPIRATION: A shared desire of the developer and Sydney city is to integrate and respond to local culture and architecture. Combining the pragmatic complexities of structure, programme and adaptive reuse forms the palette from which to develop an integrated architectural response. From this palette we created an indigenous icon specific to the city of Sydney and the culture of Australia. A singular and complex venture, it indirectly addresses the project’s complexities that architectural resolution lays; requirements to address the local context and respond to the surrounding architectural environment as well as public realm became the palettes from which to paint a design unique to the site and engage directly with the social and cultural aspirations of Sydney and Australia.
Our concept drew inspiration from the essence of Australian Art; from Aboriginal geometric line forms to the contemporary sculpture of Clement Meadmore, studies of the forces of nature provides the underlying themes that are the preserve of the country.
The concept of confluence celebrates the convergence of the old and the new as pre-existing and newly constructed structures combine, creating an architecture that looks confidently to the future, while acknowledging and respectful of the past.
UNIQUE PROPERTIES / PROJECT DESCRIPTION: Situated within the heart of Sydney commercial district, 115 Bathurst Street Mixed-use Development is a combination of adaptive reuse of existing structure and creation of new structure, together forming a high-rise residential tower with a podium providing spaces for public art programmes. The design was inspired by the Aboriginal geometrical line forms and contemporary sculpture of Clement Meadmore. The concept of confluence celebrates the convergence of the old and the new to create an architecture that looks confidently to the future, while acknowledging and respecting the past.
OPERATION / FLOW / INTERACTION: The old office building will be transformed to a high-rise residential tower with a podium providing spaces for public arts programmes. Its design not only relates to the context of the Sydney city but also the Australian culture.

PRODUCTION / REALIZATION TECHNOLOGY: It was critical that the scheme maintained the projected construction programme. Any solution needs to minimise demolition and excavation, and remove the diagonal cross bracing in front of the tower’s habitable zones. Several structural options were considered – a moment frame system, half exoskeleton system and mega structure system. The final solution is to use a metal core-wall formwork system to create structural walls that fitted within the steel girders of the existing office tower.

CHALLENGE: To create an indigenous icon specific to the city of Sydney and the culture of Australia is one of the most challenging aspects of this project. The adaptive use of an existing office tower and combining it with the new structure is another challenge.
