PRIMARY FUNCTION: Multifamily Residential
INSPIRATION: A dream of a tropical lifestyle for a friendly community of families living in a collection of medium-rise towers, integrating their living experiences with the joys of seeing ever changing cloudscapes, feeling sea breezes, experiencing lush tropical landscaping both at ground level and on their balconies.
The landscape design inspiration for the ground level circulation is have overhanging trees and vegetation to completely hide the tower residences and to discover their entrances by surprise
UNIQUE PROPERTIES / PROJECT DESCRIPTION: CTG Sanya Treasure is a residential vacation community designed to restore our human senses to their natural and heightened state. 38 towers, set within a tropical jungle landscape and besides a river, have 2 private residences per floor, each with open floor plans that allow essential cross-ventilation. Wrap-around balconies encircle living spaces where inside and outside flow together.
Careful master planning ensures essential connection to the surrounding commercial and cultural facilities.
OPERATION / FLOW / INTERACTION: Careful master planning a relaxed circulation pattern throughout the project’s tropical landscaping and also ensured easy pedestrian access to a new commercial centre across the street presently under construction.
PROJECT DURATION AND LOCATION: Project design was started in 2022 with teams in Montreal, Hainan and Shanghai. 50% of towers are presently completed and sold, with completion projected for end of 2025.

PRODUCTION / REALIZATION TECHNOLOGY: . Usage of readily available local construction and finish materials. Balustrade glass is dark and reflective to support balcony privacy. Windows the same, with additional low energy loss and gain specification. Use of gently pitched roofs for better recuperative rainfall management and to hide mechanical penthouses. Use of projecting nosings on balcony edges to increase shading of rooms. Columns placed outside of sliding glass doors which when fully open integrate indoor and outdoor spaces.
SPECIFICATIONS / TECHNICAL PROPERTIES: 38 towers in two heights - 8 stories and 11 stories - apartments sizes varying from 138m2 to 591m2 and separate communal facility buildings totalling 260,000m2.

RESEARCH ABSTRACT: Prior to starting project design, extensive research was carried out, in coordination with the client, of market conditions on Hainan Island, available apartment types and sizes, potential purchaser profiles, adjacent and nearby amenities and visits to surrounding similar developments. As the design proceeded, this research continued and was integrated into the final design
CHALLENGE: During the design process the allowable height for the towers kept changing, resulting in the production of some 51 different master plan proposals before the final height allowance was determined.
