DESIGN NAME: Park Wellstate Nishiazabu
PRIMARY FUNCTION: Senior Residence
INSPIRATION: In Japan, where the population continues to age, average life expectancy is expected to 84.0 years for men and 90.4 years for women by 2050.This is a residence for the growing senior generation. The aim is for active seniors to start living here while they are still healthy and energetic, and to enjoy life to the fullest with comprehensive hard and soft services.Based on the concept of 'keep your old life as it is, but enrich your future life,' we have created living environments.
UNIQUE PROPERTIES / PROJECT DESCRIPTION: The site is located on a hill along Roppongi Street, which connects Roppongi, Hiroo, Aoyama, and Shibuya in central Tokyo, where cutting-edge cultural areas and high-end residential areas intersect. In response to the Client's request to create senior residence befitting this location, a 125m high-rise building was realized. Although it is in the city center, there are few tall buildings in the area, and the plan is for the building to have view of the night view and Mt.Fuji that can be enjoyed.
OPERATION / FLOW / INTERACTION: The common areas, which enrich the lives of the residents who spend most of their time inside the building, have been appropriately distributed across the first, ninth and top floors. The interior design is different for each floor, allowing residents to add variety to their daily lives and spend time according to their mood. Residents can stroll through the garden and enjoy the seasonal changes brought about by various trees, making it possible to spend quality time in the garden.
PROJECT DURATION AND LOCATION: The project started in March 2021 and finished in July 2024 in Tokyo,JAPAN

PRODUCTION / REALIZATION TECHNOLOGY: In keeping with the surrounding environment, the building layout plan calls for 36 stories on the Roppongi Street side, where the expressway is located, and 9 stories on the residential side. Over 70 types of tall trees and 40 types of shrubs and ground cover plants have been planted in the approximately 2,000 m2 exterior. The lush greenery purifies the air, mitigates heat island effects and urban noise, and provides a comfortable space where people and other living things can coexist.
SPECIFICATIONS / TECHNICAL PROPERTIES: [Site area] 7,018.51 m2 [Building area] 2,894.96 m2 [Total floor area] 45,978.65 m2 [Number of floors] 36 floors above ground, 1 floor below ground, 1 floor in tower building [Maximum height] 124.80 m [Structure] Reinforced concrete, partially steel framed

RESEARCH ABSTRACT: The plan was created so that residents who spend time on the site can experience greenery, water, light, and breeze, and to sense the changes in nature. In the densely populated heart of Tokyo, a living environment blessed with nature has been realized by incorporating lush greenery and water features into the exterior. The wooden-patterned slanted eaves at the top, together with the soft light floating in the night sky, create a new skyline in the city.
CHALLENGE: We took on the challenge of creating a highly designed space while creating an environment where seniors can spend their time comfortably and safely. Considering that senior residents will spend most of their time on the premises, we needed to provide a high-quality space while also bringing a sense of freshness to their daily lives. Balancing these elements is not easy, so we worked hard to create a space that is both comfortable and offers a variety of experiences.
