PRIMARY FUNCTION: Office
INSPIRATION: The location adjacent to the Gifu prefectural government building inspired us to include in the project not only the company’s office itself, but also rental offices and a co-working space available to other companies and students visiting the government. This led to creating spaces that enable various communication opportunities beyond boundaries of industry, academia, government and civil society.
The elongated site, along with its uncongested surroundings, encouraged us to explore an iconic façade design that opens to the town and highlights the length of the building.
UNIQUE PROPERTIES / PROJECT DESCRIPTION: Relocation project for GIKEN GROUP's head office.
a co-working space and rental offices were to be added, not only for employees, but also for use by government workers, businesses, and students, creating a place for diverse communication.
The building has a split-level floor plan with a two-story section on the south side and a three-story section on the north side. The co-working space on the first floor, the rental offices on the second floor, and the headquarters on the third floor are arranged to face a atrium, aiming to create an environment that promotes mutual interaction.
OPERATION / FLOW / INTERACTION: The workers in the main and the rental offices can also meet and work in the co-working space on the first floor and the cafeteria on the second, interacting with workers from other companies.
The co-working space itself provides a café counter to enable working in the lounge while having coffee. Individual rooms and Zoom booths are also provided.
The seminar room in the back of the first floor can be used by external parties, aiming to deliver various information.
The elongated building enables naturally lit and hospitable interior spaces for both public and private zones.
PROJECT DURATION AND LOCATION: Location: Gifu City, Gifu Prefecture, JAPAN
Duration: The project started in April 2020. After two years of planning, the construction started in March 2022, and finished in November 2022. The building opened in December 2022.

PRODUCTION / REALIZATION TECHNOLOGY: To include in the building the main office, rental offices, and the co-working space, with varying sizes and functions for the rooms, we configured the floors as alternating levels: grouping larger spaces that require higher ceilings to the south part of the two-story building, and smaller rooms and spaces to the three-story north part. The central void provides access to each floor via the main staircase.
The lounge at the heart of the building is open through three stories, providing a comfortable sitting area resembling a park, dotted with green and filled with natural light.
SPECIFICATIONS / TECHNICAL PROPERTIES: The total floor area is 1,682 sq. meters, and the building height is 9.98m.
The building length is 17m on the short side, and 46.5m on the long side, stretching east to west.
The void space is 8.5m high. The two-story south part houses large open spaces with the ceiling height of 3.8m, extending deep without being separated by walls. The smaller rooms in the three-story north part have appropriately scaled ceiling heights of about 2.1m. In the rental spaces on the second floor and the office on the third floor, the ceilings are exposed to provide enough height and comfort to the workplaces.

RESEARCH ABSTRACT: We started by figuring out the characteristics of the region. The number of young entrepreneurs was increasing, as was the need for remote working, while combined office and co-working spaces were still lacking in this provincial city of Gifu. Young entrepreneurs can start their business in the co-working space and move to the rental offices when they have more employees. We created a meeting point for the people with ambitions from government, academia, industry and civil society. This entire facility is designed to support young entrepreneurs and create innovation.
CHALLENGE: Our client, GIKEN GROUP, was new to managing a facility with three functions: co-working, rental, and main office. Our first challenge was to share with them the idea of having sufficient workspaces and refreshment areas to improve the office environment and productivity, which needed numerous discussions to realize.
The design was a challenge of interactive placement of the functions on the elongated site, without walls separating them. The alternating floors around the multi-story void enable views to both the upper and lower levels, connecting the three functions in the interior.
