| DESIGN NAME: The Starry Center PRIMARY FUNCTION: Complex INSPIRATION: With the development of the times, more and more people no longer only pursue material satisfaction, they pay more attention to high quality and superior experience. Therefore, "Consumer Engagement Spaces" will become the development trend of future commercial space. The so-called "engagement&quo UNIQUE PROPERTIES / PROJECT DESCRIPTION: Creating a "FUN-PARK" 24-hour community lifestyle center is the purport of the whole project. Aiming at this more independent consumer group with unique consumption habits, the design penetrates multiple themes of sports and entertainment into various links such as indoor and outdoor, business format and space environment. The open space and facilities will be available free of charge to the surrounding residents around the clock to form a center of activity in people's lives. OPERATION / FLOW / INTERACTION: The tallest tower here is 120 meters high and currently houses the regional headquarters of tech company TikTok. The podium building of 100,000 square meters houses the Binjiang store of Intime Department Store, a well-known chain department store brand in China. The whole complex is full of characteristics and realizes harmonious integration with the environment, allowing the building to blend into the urban skyline already formed in the Binjiang District while maintaining cohesion to attract constant visits from surrounding residents. PRODUCTION / REALIZATION TECHNOLOGY: The project is a community-type building group consisting of five tower buildings and one podium building, covering an area of 300,000 square meters, where tens of thousands of people can work and live. A 30*30m semicircle square surrounded by tower building and podium building on the outside, this kind of layout allows for more efficient and frequent interactions between indoor and outdoor spaces. The comprehensive life and social center covers retail, catering, entertainment, sports, accommodation, office and other functions, providing a new gathering place for the residents of Binjiang District. All kinds of people meet here to create a diversified lifestyle. SPECIFICATIONS / TECHNICAL PROPERTIES: Site area: 53000 square meter Floor area: 330000 square meter Number of buildings: 5 Building height: 120 meter TAGS: 24-hour sevice, Engagement spaces, Complex, Social community, FUN-PARK RESEARCH ABSTRACT: The Starry Center is located in the urban oasis in Hangzhou's Binjiang District. It integrates with the natural landscape to bring the scenario commercial spaces with the theme of forest, lake and wilderness, and create different community green spaces. Thanks to the high-tech industry of "Paradise Silicon Valley" in Hangzhou High-tech Zone, a large number of young high-tech talents will gather here, and buildings with a sense of technology and fun will attract more young people. CHALLENGE: Located in the core CBD area of Hangzhou's Binjiang District, the project needs to build a large new commercial office volume to accommodate top enterprises and headquarters. In addition, surrounded by mature residential quarters, so it needs to basically guarantee the daylighting and noise control for the surrounding communities. Therefore, the scheme adopts a reasonable overall layout and height setting to ensure the daylighting of the surrounding residential areas and schools. Since the reflection of the glass curtain wall will affect the surrounding residents, a part of the facade facing the residential communities on the north use more stone materials to reduce the window area. PATENTS/COPYRIGHTS: The commercial area and the tower buildings have obtained the WELL Compliance Certificate in 2021. While green building certificates usually focus on building performance, the client and design team of The Starry Center focus more on the building's interior environment health and the living conditions of the users, and try to achieve the harmonious integration of design and construction with hygiene and health measures. In this project, air quality, water quality, light and amenity of the space all perform excellently in the rating of the WELL Compliance Certificate. |
