DESIGN DETAILS |
DESIGN NAME: Asty Garak
PRIMARY FUNCTION: Residential Building
INSPIRATION: The project started with a site called Garak in Seoul. Unlike in the past, Garak was a safe place due to the flooding of the Hangang River. Considering the regional characteristics of preventing external waves, the elevation design was designed with the motif of the columnar joint. In addition, it borrowed the form of curves and waves of freedom in the intangible meaning of "joy" in the name of the melody to draw sympathy from users by designing the main entrance and community.
UNIQUE PROPERTIES / PROJECT DESCRIPTION: Asty Garak is a high-end compact residence that responds to lifestyle changes in Korea. It is a project that aims to overcome the spatial limitations of existing low priced small residential products and to develop functions and designs for high income consumers. It planned a product that satisfies the functional and aesthetic perspective with a unit layout that can be transformed according to the lifestyle and a finishing material that highlights the aesthetic perspective.
OPERATION / FLOW / INTERACTION: Existing small housing markets often focus on habitability and cost-effectiveness. Asty Garak refers to the need for high-end spaces and communities tailored to the changing lifestyle and society as value consumption MZ generation and young rich increase. In addition, the maximum outdoor area is guaranteed with an average of 40 square meters of small residential 3bay configuration, maximizing residential comfort compared to existing small residential areas.
PROJECT DURATION AND LOCATION: This project is the center of development in the eastern part of Seoul, where new future values will be realized along with continuous development. Construction begins in September 2022 and is scheduled to be completed in October 2025.
FITS BEST INTO CATEGORY: Architecture, Building and Structure Design

PRODUCTION / REALIZATION TECHNOLOGY: The columnar structure considering sustainability is designed to be able to cope with future scalability and changes. GFRC, which constitutes the exterior, is a technology manufactured through a mold and synthesizes concrete and glass fibers to implement a system with a durability of 100 years in design. The interior design of the unit was carried out with a new configuration considering openness and scalability, away from the existing residence framework using smart glass technology.
SPECIFICATIONS / TECHNICAL PROPERTIES: Site area : 1,168m2, Building area : 688m2, Building height : 57m, Scale : B1F-B8F, 1F-18F, 187 units
TAGS: Compact living, High-end residence, Transformed layout, Columnar joint, Sustainable Architecture
RESEARCH ABSTRACT: Professor Kim Nando of Seoul National University: Refer to the Research Data on Lifestyle Housing Platform Product/Operation Strategy
CHALLENGE: The project is a project to create a new residential trend in Korea, an advanced city. It overcomes the physical limitations of space, provides high-end space for the high cost, high income class through economic, cultural, artistic approaches. This is a new challenge in property value. And the positive response and response of consumers in the current volatile real estate market disproves the successful settlement of the project.
