| DESIGN NAME: Headquarters Complex PRIMARY FUNCTION: Multifunctional INSPIRATION: The project is composed of one office building and two apartment buildings. A platform layer is introduced in the higher levels to provide amenities such as a gym with a swimming pool, a book bar, a small cinema, etc. These amenities are shared between the office and the apartment, creating a linkage between working and dwelling. The podium of the project consists of three stories of garden office, which will accommodate to working spaces, meeting rooms, reception areas, a product gallery for the five branch companies owned by Sunwalk Construction Group. The porosity of the garden office plan allows plenty of natural light into the interior spaces and ensures the openness of the project to the city. UNIQUE PROPERTIES / PROJECT DESCRIPTION: The project is located in the Creative Media Technology Park (CMTP) in Changsha. The site is adjacent to the Liuyang River and the central axis of the park. The building height limit of the site is 120m, which is lower than the surrounding parcels in the CMTP. Therefore, the design seeks to create a unique city landmark by linking three towers. The three towers are arranged in an encircling manner along the river and connected in the air, ensuring the maximum view toward the river. OPERATION / FLOW / INTERACTION: In the high level of the project, a platform layer in the air is innovatively implanted as the sharing air public space to enhance the interaction and lead the circulation between office, hotel and apartment towers. At the street level, a garden-like office is set up in a three-storey podium, while a public visiting road is introduced to run through the garden office, improving the openness to the city and the streets. PRODUCTION / REALIZATION TECHNOLOGY: - SPECIFICATIONS / TECHNICAL PROPERTIES: Dimension: 165m x 126m x 118m Total Construction Area: 114664sqm Land Area: 17012sqm Construction Area Above the Ground: 85064sqm Office Area: 35000sqm Apartment Area: 49500sqm TAGS: Linked Buildings, Sharing Layer, Elevated Platform, Garden Office，Porosity RESEARCH ABSTRACT: Through a series of design methods, the project attempts to break the absolute barriers between office, residential and street, creates a series of multiple level public spaces, and enhance the publicity of the project. CHALLENGE: The height limit of the site is 120m, which is too low to design a skyscraper as a landmark. As a result, the project is designed as three towers linked by a platform layer in the air to be building group, which also is a unique city landmark. Considering that the client want a customized high quality headquarter, the porosity of the garden-like podium not only introduces the view of green landscape into the building, but also improves the openness to the city and the streets.
