| DESIGN NAME: Smart Ecology PRIMARY FUNCTION: Industrial Park INSPIRATION: After studying the relationship between openness and privacy in the project from both two-dimensional and three-dimensional perspectives, designers proposed the concept of "yard and aisle". The scattered dot layout ensures the openness of the Tus Park, while guaranteeing the independency and privacy of each functional zone with enclosed courtyard. And the central axis of the landscape is designed to connect the individual units through sky corridors, vertically enriching the landscape. UNIQUE PROPERTIES / PROJECT DESCRIPTION: In the planning of the Tus Park, the links among functional zones were emphasized in order to create an open invigorated space for communication and form an intelligent, green and ecological park for the utmost use of the Tus Park advantages, the integration of resources into the Tsinghua Industry, and the common development of the industry, education and research. The passive building energy environment system was applied to the design, creating an energy saving and environmental protection service center. OPERATION / FLOW / INTERACTION: It is an agreeable new hi-tech city to live and run business with the hi-tech park as the core, and the "three communities", namely the hi-tech park, the social community and the school campus, developed synchronically. PROJECT DURATION AND LOCATION: The project started in October 2016 and will be finished in 2020 in Nanning. |
PRODUCTION / REALIZATION TECHNOLOGY: The project enjoys precious natural resources along the Yong River in Nanning, and covers functional zones such as the science and technology museum, the hi-technology park, the technological and smart community, the smart business and office area, innovative zone and leisure commercial streets. It is expected to boost the integration and interaction of technological, economic, talent and regional development among hi-tech park, the social community and the school campus with the innovatively synchronic development of the "three communities". SPECIFICATIONS / TECHNICAL PROPERTIES: Project area:671,592 sqm The overall plan includes high-rises, western villas, loft apartments and independent office buildings. The residential group, "Tus Ignites", consists of 21 commercial and residential buildings, including western villas and residential high-rises. TAGS: Tus Park, Hi-tech, Smart, Ecological, Urban Planning RESEARCH ABSTRACT: Located in the Nanning Wuxiang New District, a "National New District", Nanning Tus Park is invested with about 640 billion dollars. The project is positioned as "a new hi-tech city in corporating industrial development, the core area of industrial upgrading in Nanning, and the demonstration base of the innovative development of Guangxi facing the ASEAN". CHALLENGE: The area where the project is located is a new development zone, lacking complete supporting facilities. So we encountered two challenges in the design. One is how to form a model of industry-city integration in this area. The other is how to attract and retain talent and futher radiate benefits.
