| DESIGN NAME: Jinwan Huafa International PRIMARY FUNCTION: Business Center INSPIRATION: The design is inspired by the rising prominence of China’s rapidly growing aviation industry as the new Jinwan International Business Center is influenced by its prominent position within the Jinwan Aviation City. To reflect the importance of aviation to both China and Jinwan Aviation City, aerodynamic forms are the inspiration for the Jinwan International Business Center that captures the spirit of the aviation industry. Particularly, the design of the building form for the twin towers is inspired from the form of an aerodynamic wing shape. UNIQUE PROPERTIES / PROJECT DESCRIPTION: The new Jinwan International Business Center is composed of a commercial and a residential district. It is designed to become an addition to the skyline of Jinwan Aviation City as well as an active and animated waterfront development at the northern end of Jinshan Lake. In the commercial district, the towers are designed as a pair of simple and dynamic gateway towers in strong dialogue with each other. Simple, regular and efficient tower forms are chamfered at the top to create iconic crowns on the Jinwan Aviation City skyline. In the residential district, 5 towers are designed independently surrounding the central garden. The residence can pass through the central garden to enjoy the Jinshan Lake. OPERATION / FLOW / INTERACTION: The new Jinwan International Business Center is composed of a commercial and a residential district. In commercial district, both towers are symmetrical along a long axis with soft elliptical form at each side of this axis. The form conveys a soft image yet the plans are very efficient, modular and regular in shape. At each end of the long axis, the tower forms are slightly concave to create a slimmer and elegant profile under the sky. PROJECT DURATION AND LOCATION: The project design started in mid-2016 and the construction is targeted to complete in 2022. The project design is done in Hong Kong. It is sitting prominently at the center of the Jinwan District, the design for this development capitalizes on its unique position within the district. The towers are oriented to maximize views to the waterfront and the natural environment. At the same time, the two towers frame views through the center of the site and maintain a strong axial relationship to the prominent north-south axis of the district. |
PRODUCTION / REALIZATION TECHNOLOGY: One of the key objectives of this development is sustainability. The design of the Jinwan International Business Center is driven by the creation of an economic and environmentally sustainable development. The towers and podium are regular in shape to create an economically efficient design that is simple to construct and is extremely cost effective. Passive environmental strategies include wind and solar orientation, façade shading devices and high performance glass. SPECIFICATIONS / TECHNICAL PROPERTIES: The project sits in a site with total area around 50,750 sq.m., which is separated into residential and commercial districts with area of 28,080 sq.m and 22,664 sq.m respectively. The building height of the pair of ionic towers in commercial district are 200m and 100m high. The high zone of the taller building is a 5-stars hotel with 32,550 sqm area providing 250 guest rooms. The low zone is office with 40,000 sqm area. Another lower tower is a business apartment with 44,450 sqm area. There are 10,000 sqm retail area under the towers. For the residential district, 5 towers are designed independently. The building height is 54m each providing 384 residential units in total. Design team believes the aerodynamic form can reflect the future prominence of China within the aviation industry, they also believe the form is an appropriate symbol can create a landmark of Jinwan Aviaton City. CHALLENGE: Since this project is located in the new development district, the design aims not only to create a landmark of the district, but also to attract the visitors and boost the economy of the region in the long run. Hence, the paired towers are designed to sit prominently at the center of the northern edge of the new lakefront within the district, like a symbolic gateway to create a new landmark representing the district. Together with the public components at the ground floor level, the design team believes the project will create an active and animated waterfront as attraction for visitors.
