DESIGN NAME: Sunac Plaza
PRIMARY FUNCTION: Plaza
INSPIRATION: Located at the intersection of Yan'an East Road and Tianjin Road in Qingjiangpu District, Huai'an Sunac Plaza is an urban commercial center jointly built by Sunac China and Huai'an SJID Group. The project boasts commercial streets, shopping mall and boutique residences with a gross floor area of about 700,000 sqm and commercial volume of about 100,000 sqm. It comprises Block A, B and C, Block C of which is a shopping mall with a net commercial volume of 85,000 sqm.
UNIQUE PROPERTIES / PROJECT DESCRIPTION: The project enjoys a privileged location, close to the Jing Hang Grand Canal and Liyun River so that the Grand Canal's excellent landscape makes the waterfront plaza unique. The shopping mall integrates international brands to offer quality services including recreation, delicious food, cultural and creative activities, etc. Open commercial streets not only enable customers to have better leisure experience more than shopping, also follow fashion trends to create a fashion center in Huai'an.
OPERATION / FLOW / INTERACTION: a. Focusing on modernization and high quality, the project has quality modern residences with reasonable functional divisions and road network, hence better integrating with the city.
b. Based on local conditions, it's consistent with long-term regional economic development.
c. Its people-oriented design concept centers on daily activities, thus creating an optimal living environment.
d. Reasonable planning has achieved harmonious integration of economic, social and environmental benefits.

PRODUCTION / REALIZATION TECHNOLOGY: Facade design
The facade is conventionally designed into three vertical parts, the body of which is mainly made of beige stone material and stone-effect paint and edged with grey aluminium plates. From simplicity to complication and the whole to details, the exquisite facade integrates with the environment in an elegant and meticulous manner. Focusing on the overall planning, buildings with different heights line up with the skyline, presenting a unified yet varying picture.
SPECIFICATIONS / TECHNICAL PROPERTIES: Gross floor area is about 700,000sqm.
Taking full use of solar energy, designers adopted energy-saving building envelope and insulated materials for windows and doors to build green buildings with better thermal insulation quality. Based on natural ventilation, efficient cooling system can reduce the use of air-conditioners by utilizing prevailing winds in summer. Besides, the layout and form of architectures adapt to local climate conditions.

RESEARCH ABSTRACT: a. The overall design creates high quality modern residences based on site conditions.
b. It comprises 16 dwellings with 24-33 stories, a three-storey kindergarten and a two-storey commercial building.
c. Guided by the urban interface, high-rise buildings are arranged to create the urban skyline. Three large gardens offer excellent landscape. Along the Qing'an River on the south, buildings with different heights form a staggered picture, enriching the urban surface and echoing the water culture.
CHALLENGE: The biggest challenges were to deal with the relations between people and nature and make architectures and natural landscape stay in harmony. Designers had to think about how to gather resources to make the urban commercial center relieve the increasing pressure on traffic and create harmonious coexistence between the project and the historical landscape of the Grand Canal.
