Beijing Old House Renovation

INSPIRATION:
The indoor space of the courtyard of the north of the courtyard has been extended to the south, and floor-to-ceiling glass doors and windows have been adopted in order to be more suitable for modern people living on the facade. In addition to the bedroom and washroom, there is a comfortable living space. The fascinating wooden beams, rafters and rafters of the original building seem to tell the story of history.

UNIQUE PROPERTIES / PROJECT DESCRIPTION:
The old house renovation project covers an area of three hundred and ten m2, and the courtyard of the south house has a toilet. The façade retains the original classical residence in the north of the building. The inside of the pane is made of modern insulated glass doors and windows. In order to improve indoor lighting, the original wall gray bricks were partially replaced with transparent glass bricks, highlighting fashion and visual art and also the language evolution of the old house in this era.

OPERATION / FLOW / INTERACTION:
The wooden sitting area in the center of the courtyard can offer a better chance to enjoy the family party and interactions, and increase communication opportunities. Sitting in the courtyard presents you a better view of the surrounding mountain scenery. The West House, kitchen and dining area uses folder sliding doors and windows to make the indoor restaurant more open and better to interact with the outdoor sitting area. The North House, living room and the washroom open the north gate to the back courtyard, enhancing the sense of courtyard space. While lying in the bathtub, you can enjoy the mountain scenery and the century-old house outside the northern courtyard through the floor-to-ceiling windows. East House retains the rural traditional soil-bed form, which is the heatable platform can be used during mealtime or sleeping time. The appearance of the platform was used by old wooden board , and modern mattress embedded inside, thus made it comfortable and simple. Electric heating under the floor, and the original fire hole stayed to enhance the taste of the old house.

PROJECT DURATION AND LOCATION:
The old house renovation project covers an area of 310m2, and was completed in 2018. It is located in Beijing. Its duration is three months.

PRODUCTION / REALIZATION TECHNOLOGY:
Beijing's cold winter house uses a diversity of green building technology to achieve insulation. The aluminum glazing glass of the broken aluminum door and window is inverted to realize the calculation of the indoor temperature K value. The roof is re-stratified from top to bottom: gray tile, yellow mud, waterproof layer, leveling layer, insulation layer, gas barrier layer, and wood board. The outer wall is made of polyurethane insulation layer, and the inner wall is partially made of vacuum board insulation layer. Ground air source heat pump water floor heating is combined with electric floor heating. Floor heating from top to bottom are divided into: floor tiles, bonding layers, concrete, floor heating layer, floor heating reflective film, extruded board insulation, moisture-proof cloth, concrete layer. Air source heating pump with water and floor heating, electric floor heating, polyurethane insulation, extruded board insulation.

CHALLENGE:
Rural construction projects must firstly resolve neighborhood relationships as the boundaries of the walls of most centuries-old houses are blurred. Many years ago, as the walls of the old houses were not built in parallel, and the roof wooden structures were also irregularly constructed. During the renovation, it was necessary to temporarily modify the drawings and practices on site to meet the site conditions. What’s more, gray tile on the roof is built in wood structure and the local original building walls need to be repaired as before with protective design and construction.
