DESIGN NAME: Olympia Loft
PRIMARY FUNCTION: Apartment
INSPIRATION: We had to turn limits into design essentials and we did it in three main ways: reducing the amount of roof extension proposed to a minimum, acceptable for the Local Planning Authority, but still able to give the maximum use of the new space generated, Visually connecting the two new internal levels through double heights and mutual views, remodelling all the windows and skylights on the front wall and roof to maximize the internal natural light and natural ventilation
UNIQUE PROPERTIES / PROJECT DESCRIPTION: The Olympia Loft shows the transformation of a 55sqm, selfcontained, unmodernised and very fragmented single floor flat, into a 77 sqm open plan and section double height apartment.
The result is a two bedrooms apartment with an open plan for the living areas and a master bedroom on the balcony above, that overlook the living below through a full width internal glazing, and where the white surfaces diffuse the natural light and the exposed bricks reveal somehow the terraced nature of the house
OPERATION / FLOW / INTERACTION: The owners can directly access the apartment from the mews through a dedicated entrance at the ground floor, from which they can reach the large living area at the first floor, through a straight staircase.
The apartment is organized with all the main living areas and functions, Kitchen-Dining-Living, plus a bedroom at the lower level and a master bedroom en-suite on the upper mezzanine-balcony level, which seems to solidly seat on the linear kitchen on one side and almost float over the living areas on the other end, overlooking them through a full width internal glazing.

PRODUCTION / REALIZATION TECHNOLOGY: Product of a very cooperative communication with the clients and in line with their expectations, ideas and dreams, we developed the design Brief considering that this flat would have accompanied them in the sweet transitions of their growing family. They asked us to focus our attention especially on three essential targets: add as many additional spaces as possible for their current and future needs, improve their overall living quality considerably and work mostly within the volume of the existing fabric, as substantial roof extensions would not have been approved by the local Planning Authority

RESEARCH ABSTRACT: See Project description first. In a surround played by the simplicity of the geometries, the last touch has then been given by the owners: from the Sucre writing on the main living wall, a nice present of the husband as this is how he sometimes calls his wife, to the TVR engine that supports the bespoke table in the living area, from the few 1960s photos and furniture to the blue and grey tones of the fabrics.
CHALLENGE: Challenges in this project included: the Kitchen, that had to be extremely optimized in order to have all the required functions and hidden storages but preserving at the same time the linear layout to give space to the adjacent dining area; the Master Bedroom that had two sufficient wardrobes only because they have been internally optimized following the roof shape and allowing flexible layouts; the ensuite Bathroom, that had confortable headrooms thanks to the installation of the rooflights, which effectively extended the room height by approx 250mm.
