DESIGN NAME: 39 Conduit Road
PRIMARY FUNCTION: Private residence
INSPIRATION: The decent layout and classy design of the unit resembled an oriental beauty looking at the astonishing sea view outside the window. Inspired by this picture of imagination, the designer changed himself into a fashion designer and tailored an elegant evening gown (the decoration) for this beauty (the unit).
UNIQUE PROPERTIES / PROJECT DESCRIPTION: Built in a high-end and luxurious area, the unit is embraced by the signature sea view of the Victoria Harbor. The designer acted as a gown tailor and transformed this unit of high value into a beauty (the unit) wearing a custom-made evening gown (the decoration) by using materials such as gold leaf in champagne gold color, figured maple in grey-wooden tone and granite with unique vein lines.
OPERATION / FLOW / INTERACTION: As to perform a better proportion of the master bedroom, some structural amendments were made. In the original layout, the master cloakroom next to the master bathroom was too small in proportion. Therefore, the wall between these two rooms was demolished. After that, the bathroom was enlarged and the room next to the master bedroom then became a cloakroom appropriate in size and well suited for the owner. For an overall perspective, these rearrangements balanced the proportion of rooms with different functions.
PROJECT DURATION AND LOCATION: The project started in February 2015 and finished in December 2016 in the mid-levels, Hong Kong.

PRODUCTION / REALIZATION TECHNOLOGY: In order to make best use of the space, the master bathroom and the cloakroom were restructured to enhance spaciousness and provide better functions. Since the owner required a one-and-only design, most of the materials used were handmade or custom-made that needed special care and attention. For example the special vein lines on the granites had to be connected to form a continuous pattern while the fragile gold leaves on the curvy shape ceiling and the feature wall in the living room had to remain smooth without folds.
SPECIFICATIONS / TECHNICAL PROPERTIES: One of the highlights in the design was the implementation of the Smart living System in this 2,476 sq.ft. unit. Introduction of the advanced technology, which provides all-in-one control of the electrical devices, brought daily convenience to the owner. The switchable smart glass in the master bathroom was another remarkable design to maintain privacy and at the same time enhance spaciousness in the master bedroom.

RESEARCH ABSTRACT: Before drafting ideas into the design, site measurement and interviews on personal preferences, living habits and life style of the property owner were necessary for the design of the floor plan and 3D renderings. Fashion magazines were the sources to craft out key elements of evening gowns to realize the design theme. After that, with the help of different suppliers, piles of materials from different origins were gathered for comparison. In this project, the designer also had to travel around several places to find suitable granites to fit in the design.
CHALLENGE: Since the unique and rare materials used in this project must be handled with care, the difficulty for the renovation became higher. If a piece of the chosen granites from Iran was broken, the whole batch must be changed as to maintain the consistency of the vein lines. Therefore, mockups were set to test if the design could be realized. Besides, the handmade furniture from Italy was also an issue because the exact colors or the designs of the furniture were not sure until delivery. The design had to match with the furniture and follow the flow of the design concept without a trace of awkwardness.
