Grand Influx Sales Center
To promote apartment sales
The project site is located in Lingnan of China. Lingnan is the south of the five ridges in southern China. The exact location is in a city called Foshan in the Lingnan part of China. In this sales center, the confluence of Chinese and western eclecticism is the leading design direction. Western neoclassical framework, such as the wall edge line, the style of the post, the shape of stone wall panel, as well as the balanced symmetrical layout are implemented into the design along with the use of European classical adornment.
UNIQUE PROPERTIES / PROJECT DESCRIPTION:
Aristotle said, "People come to the city for life, and people live in cities to live better." The government's $5 billion investment has helped to boost the momentum of residential and commercial development in Foshan. The goal is to have the city to have the balance of prosperity and serenity living.
OPERATION / FLOW / INTERACTION:
The entire space planning was base on symmetrical balance with southeast and northwest wing. The center traffic flow is reserved for reception and site model display area, which can house nearly a hundred guests simultaneously. Southeast wing is negotiating area where the guests making deals and signing purchasing contracts whereas northwestern wing is for small model display area. The upper floor is built as sales and administration working area with stair directly connected to the negotiating area below.
PROJECT DURATION AND LOCATION:
The project stared in May of 2015 and finished in August of 2016.

PRODUCTION / REALIZATION TECHNOLOGY:
The interior design concept is base on the exterior western neoclassical architecture as body, and mixed with architectural elements from local Lingnan culture.
SPECIFICATIONS / TECHNICAL PROPERTIES:
The total area is 1460 square meters with the highest point at 9.25 meters and lowest point at 3.4 meters above finishing floor. Architectural Model display area is 68 square meters, and meeting area is 108 square meters. Total area of site display model and reception area combined is 170 square meters.

The exterior and interior design began simultaneously. We took on this project even without the actual architectural structure being conceived. It was traditional Chinese New Year when the project began to take place. Thus, the entire team countered the best time of the season to experience the local culture during the New Year festival, and this help to develop design concept further. From schematic design phase, to design development, and to final contract document phase, it took the whole team 8 months to complete.
The total project area might appear to be large and spacious, but it is still a challenge to fulfill all the client's requests on the functions they need such as areas for reception, both site and project models display, contract negotiating, children play, bank loan, VIP, administration staff, a 30 people large conference room and etc. Regardless the time constraint, we were able to meet all the requests respectively.
