| DESIGN NAME: Top Time Office PRIMARY FUNCTION: Office INSPIRATION: As for renovation for old buildings,we always adhere to our old rules: firstly,Authenticity is what we need to convey.It means that we will never do any repairs to thoes old buildings as possible as we can, what we want to do is to highlight the historical charateristics of them.Then it comes to redefiniction or reframing to oringinal functions,and innovative presentation to old buildings. UNIQUE PROPERTIES / PROJECT DESCRIPTION: Top Time is an office for movie and TV talents and creative people in Beijing. Designer retained original walls and ceiling of the old plant as much as possible for taking the concept of movie & TV dream works and utilized multiple exquisite colorful glass boxes for integrating bold building materials such as steel plates and bars for elaborate deconstruction, combination and construction. Areas for meeting, work, make-up, fitting, discussion and reception and so on are reasonably partitioned and arranged in a tonality that is almost pure white so as to create a delightful and united creative organism. The specially designed overlong working droplights and scattered suspension ceiling lamps are especially ornate and dynamic in the pure white world, which perfectly integrates the spirit of space design and the temperament of users. OPERATION / FLOW / INTERACTION: We need to find out two lines of main geriatrics separately from office area and dining area. However, we are going to extend them in a syntrophic way, but not individuals that are irrelevant to each other. As a result, people who are having dinner can know various stories behind film creatives over short distances and may even run into a movie star, while people who are busy working in the office will not get disturbed by the former although they share the same gallery. Both parties are just keeping vision blending to each other occasionally. PRODUCTION / REALIZATION TECHNOLOGY: we believe reasonable and impeccable fount zoning and generatrix planning are basic factors for a successful design. As for this office,accurate mastery of spatial levels and light motions in the whole interior space,which can be regarded as the skeleton and soul of the space,leads to the final success of the space. We need to select the proper materials for the space.We choose ancient black bricks torn down from the old buildings in Beijing to make here full of stories and historical imprints. We used steels to strengthen the building and stained glass to show fashion. SPECIFICATIONS / TECHNICAL PROPERTIES: Total area is 541 m2 TAGS: Office ,concept bar, screenings,party room,meeting room,performer fittings RESEARCH ABSTRACT: Top Time Office is designed to be a working space for people who engage in films and fashion fields. Due to the location of CBD Beijing, the rent reaches extraordinary high. So what our client wanted is not only an office, but also an unique concept bar to realize interaction betwween this bar and part of office space whemecessary. It can be held small conferences,parties, crew meetings,performer fittings, screenings and so on. In a word, a muti-funtional compound office with endless creativity is exactly what our client needs. CHALLENGE: on one hand,we need to maintain the original look of old building;on the other hand,we also want to present all the new function combinations of this old-factory in a brand new way.And the key point for renovation lies on how we deal with the relation between natural light and space,how we accurately grase the spatial levels,how we create the atmosphere that people really want,and how we make sure the this multifunctional space after renovation still keeps its original inner beauty and meanwhile exudes stylish atmosphere deserved by it as a gathering places for film producers and creators. Following the basic principles of: “Pay every attention to detail, function first, question routine and find new ways to interpret design”. Beginning 2008, we’ve won various awards, including the Hong Kong APIDA, German Red Dot, British WAF INDESIDE AWARD, British FX , British ID&A, Japanese GOOD DESIGN, American IDEA , the nomination of GDA (German Design Award 2015-Nominee), Hong Kong Univeral Design to name a few, Taiwan Golden Pin Design Award, all in all about sixty Asia Pacific and international awards . On top of our company awards, our principal designer Mr. Bo Li has consecutively been selected as one of the top designers in the world from 2010-2014 by ANDREW MARTIN INTERNATIONAL INTERIOR DESIGN AWARDS which is known as Oscar Award of interior design .
