UNIQUE PROPERTIES / PROJECT DESCRIPTION:
The project is located in Shenzhen, Guangdong Province, China, with a total construction area of 394,000 square meters. The project design gives full play to the advantages of leaning on Dajing Mountain Park, leaning on the mountain, respecting the natural topography, introducing mountain and forest landscapes, and creating a modern residential area with pleasant ecology and rich cultural atmosphere. Building types include residences, kindergartens, commercial streets and supporting facilities.

OPERATION / FLOW / INTERACTION:
The construction reflects the architect's design intent to a high degree, and the construction and design are highly integrated. The project is presented in a high-quality form in front of everyone.Under the cooperation of various parties, the project began to be sold in 2020, achieving very good sales performance, achieving a win-win situation for all parties, and was completed and delivered to the owner for use in 2022.

This design started in December 2016 in Shen zhen, China and finished in January 2020.

PRODUCTION / REALIZATION TECHNOLOGY:
In this project, we have used BIM technology. BIM design covers three cycles: scheme, preliminary design, and construction drawing design. We have conducted staged and refined modeling, problem analysis, and discussion, and derived construction drawings. Shorten the design cycle, improve the quality of drawings, and ensure on site construction efficiency.

SPECIFICATIONS / TECHNICAL PROPERTIES:
This project includes multi-storey buildings and high-rise buildings. There are five garages of different heights in the basement, and there are residential and supporting facilities on the ground. The five floors underground are used as motor vehicle parking garages and equipment rooms. There are 1-32 floors above ground, including a three-story kindergarten (block 18 ), a high-rise commercial and residential building (block 6 ), fifteen high rise residential buildings (blocks 1-5, 7-16 ), and a one-to-three-story property service house and shops (block 17 ).The building height is 12.75-99.90 meters, and the rescue site to the roof is 99.90 meters. The bottom of the high-rise residence is an open space floor, the under floor of the commercial and residential building (block 6) is for shops and garages, the podium from the first to third floors are public supporting facilities, and the fourth floor is the open space floor.

RESEARCH ABSTRACT:
During the design period, we did a lot of research to meet the needs of users. The end users of the project are aborigines and home buyers. For the aborigines, we interact with them by distributing questionnaires, organizing seminars, distributing design process diagrams and other methods to understand the requirements of the aborigines in time and integrate them into the design. For the needs of home buyers and owners, we cooperate with the planning company to collect various information, predict the policy trend, summarize and analyze, and form a project planning report to guide the design.

CHALLENGE:
How to make full use of the site conditions and the surrounding environment to create a relaxing and healthy home is our design focus. Centralized functions, dynamic and static partitions The residential and public buildings are divided into two large clusters, one south and one north, to achieve dynamic and static zoning of the overall layout and create a quiet living environment. Depending on the shape, urban mountain dwelling From south to north, according to the terrain elevation difference, the residential cluster is arranged in three terraces in a enclosed layout. Through careful design, the buildings are staggered, spaced apart, and ventilated. Internal and external integration, landscape penetration On the first floor of the residence, an openspace floor is designed to achieve landscape penetration. Here, landscape infiltration has dual characteristics: first, the infiltration of park landscape into residential areas; The second is the infiltration of the interior landscape of the park. Diversion of people and vehicles, safe and carefree A driveway is set along the periphery of the residential cluster to connect with the basement. People and vehicles take their own paths, away from the noise, quiet and safe, the elderly and children can travel safely, further expanding the living standard of the community. Sports Trail, Healthy Life Pay attention to residents' health and exercise, and set up a 700m circular fitness trail in the central garden. Green building Based on the natural climatic characteristics of Shenzhen, measures are taken from planning, construction, thermal engineering, air conditioning, lighting and other aspects to enhance the thermal insulation performance of building enclosure structures and improve the energy efficiency ratio of air conditioning equipment and other energy-saving measures to reduce energy consumption. The greening and waterscape system adopts the recycling method, which is more ecological and environmentally friendly.

Founded in 1980 by Mr Bosco Ho, hpa, officially known as Ho & Partners Architects Engineers & Development Consultants Limited, is one of Hong Kong’s major architectural practices and a strategic partner of HKTDC’s Belt and Road-related initiatives. Since 1992, hpa has been listed on the “Band 1” List of Architectural Consultants kept by the Hong Kong SAR Government. The practice is the first local architectural practice certified with ISO 9001 and pioneered the use of “Intra-net” as the practice’s information and working platform. In 2014, through CEPA (Closer Economic Partnership Arrangement between Mainland and Hong Kong), hpa was the “first” Hong Kong architectural practice to be awarded the Grade A Architectural Certification in China by the Ministry of Housing and Urban-Rural Development of the People’s Republic of China. hpa was listed No. 47 in the “Top 200 Architectural Practices – Annual List 2004” by World Architecture Magazine. In 2008, 2012, 2017 and 2019, hpa was ranked one of the “Top 10” local architectural practices in the BCI Asia Top 10 Awards. Within this fruitful year, hpa won the prestigious Quality Award for Medium and Established Enterprises 2019 led by the Hong Kong Management Association (HKMA) and also the SME Award under the DHL/SCMP Hong Kong Business Awards 2019. hpa has its architectural design footprint in more than 60 cities across 12 countries, including Hong Kong, India, Mainland China, Macau, Middle East, South Korea and the United Kingdom. The practice currently employs over 260 staff comprising experienced architects and interior designers; planners and urban designers; building surveyors and quantity surveyors; landscape architects, designers and technicians. With its vast resources, hpa is well placed to undertake projects of any scale and complexity. To consistently upgrade its design innovation and quality, the practice has established an internal Central Design & QC Unit, as well as a Design Research Unit to serve its Architectural and Interior Design Department. It has its own cost estimate and works supervisory section, providing comprehensive professional services from project inception to completion. For continuous improvement in its client services and project standards, hpa conducts regular staff training and design audits. To keep abreast with the market, hpa’s Design Research Unit specialises in collecting, and analysing the latest design trends worldwide, building and environmental technologies as well as socio-economic situation. The Unit publishes regular design research reports and monthly newsletters with the aim of disseminating timely updates on design and architectural information to its staff and clients. The practice’s Graphics and Study Model Team plays an important role in the design process by providing 3-D visualisation with large scale physical models and 3-D computer studies. Apart from offering architectural, planning and interior design consultancy services, hpa has a sizable Maintenance, Alteration & Addition (MAA) Department for building renovation, specialised A&A works, condition survey, etc. The MAA Department is comprised of architects, building surveyors and quantity surveyors, clerks-of-works and other supporting technical personnel. hpa fully exploits information and computer technology to eliminate distance and time barriers and ensure that our staff can communicate tightly without any prominent boundary. Back in the early 1980s, hpa was a pioneer in the use of Computer-aided Design and Drafting (CADD). After nearly 40 years in the industry, hpa continues to adopt and merge cutting-edge technology to the fields of design and construction supervision. For the last few years, hpa has been one of the pioneers in BIM-Revit design and has designed the first MIC (Modular Integrated Construction) high rise building in Hong Kong. hpa has set up a small committee for “Digital Transformation” to ensure the practice stays on top of the latest technological developments by conducting research and testing. Some of the tests include having labour-intensive tasks replaced by automation software, to enhance project and design management as well as for drawing production. To ensure that its project designs, particularly those large-scale and complex developments can attain the greatest development value, hpa developed its own DOS (Development Option Studies) software model through its in-house IT team several years ago. Living in today’s era of “AI” & “Big Data,” hpa is well prepared to embrace the new age of multi-dimensional database design. It is hpa’s goal to transform its operations to be fully digitalised for enhancing work quality and efficiency. Deputy Managing Director Nicholas Ho worked with a number of leading architectural firms in the United Kingdom and Hong Kong, prior to joining hpa in 2013. Over the past few years, Nicholas strengthened the creative design of hpa, with extensive involvement in the company’s master planning and schematic designs, as well as detailed architectural design and interior design. He also injected fresh thinking and impetus into the management and design philosophies and design principles of the company. Nicholas committed himself to reforming hpa’s approach in digital design and the continuous expansion into the overseas markets including the United Kingdom, Vietnam, Malaysia, Thailand, and the Philippines. In 2015, he established the CRS (Corporate Social Responsibility) term " hpa SOCIAL " to serve the society through a variety of outreach and charitable initiatives. These allow hpa’s designers to gain a better understanding of the community’s needs. Since its inception, “hpa SOCIAL” has successfully completed a considerable number of charitable projects in Hong Kong, Mainland China and Laos, involving more than 1,000 students from across 40 schools. Nicholas has also continued the planning of SMART city initiatives since 2016 and has completed smart city planning projects and architectural design of significant scale in Hong Kong, Mainland China and Southeast Asia countries. Furthermore, Nicholas has worked closely with high-tech companies and solution providers globally, with the aim of integrating their cutting-edge big data analytics, artificial intelligence programs and machine learning technologies into architectural design. Looking ahead, with the advent of the digital age, new things will happen. The whole economy including the architectural industry will be confronted with new changes and new challenges.
