PRIMARY FUNCTION:
Residences and Amenities

INSPIRATION:
MAWD began with research into the audience, a well travelled, cosmopolitan family with an appreciation for design coming home to NYC. The building’s architecture and proximity to the High Line created a unique opportunity to bring the outside in. MAWD was inspired by Heatherwick’s subtle and beautiful approach, and the High Line cast a gentle, organic fluidity to the familiar industrial glazing. By focusing on craftsmanship and layouts, the abundant natural light is the center of the design.

UNIQUE PROPERTIES / PROJECT DESCRIPTION:
Inspired by the history and views of the West Chelsea neighborhood, Heatherwick Studio designed Lantern House from the inside out creating a one of a kind collection of residences along the High Line. Each of the 181 residences at Lantern House include the building's signature three dimensional bay windows in every room. MAWD's interiors seamlessly complement Lantern House's distinctive architecture resulting in homes that are timeless and undeniably luxurious.

OPERATION / FLOW / INTERACTION:
The project’s amenities spaces are designed to transform from day to night; for example, the abundant coworking spaces are designed to seamlessly become entertaining spaces in the evening. The Library features a large fireplace flanked by bookshelves and overlooks the gardens and courtyard. The adjacent Lounge features a stone clad bar used by residents as a place to gather with neighbors and friends over a cocktail, and a large Dining Room can be reserved by residents for large gatherings.

PROJECT DURATION AND LOCATION:
The project started Q4 2016, and completion expected 2021 in West Chelsea, New York City.

PRODUCTION / REALIZATION TECHNOLOGY:
The design includes very special materials in key spaces that are references to the neighboring High Line. In the lobby portals, leading to the east and west building elevator vestibules, old barnwood cast in resin panels were used to frame the entrances. The elevators themselves are clad in handmade liquid bronze panels featuring fragmented cracks made by Based Upon in London. The amenity spaces incorporate the same brick used on the exterior. The inclusion of materials that reference this rustic and rough context was critical to MAWD’s design for the building.

SPECIFICATIONS / TECHNICAL PROPERTIES:
Two buildings encompassing 181 residences and amenities (including lobby, library lounge with fireplace, private dining suite, game and screening room, coworking lounge, gym, a yoga and stretching room and a private training room, 75’ pool and more).

RESEARCH ABSTRACT:
MAWD’s Experience Centric Design was used throughout the development of the Lantern House interiors from the residences through to the amenities. EXCD is a five step process approaches design from the perspective of the user experience. Beginning with audience research and insights into how they will use the space, both today and in the future, MAWD then optimizes programming uses, layouts and adjacencies. Place building, using architectural principles, delivers rich environments, and a narrative thread that will engage with the audience is woven throughout.

CHALLENGE:
Lantern House was designed from the inside out to prioritize the resident experience. The expressive bay windows, which are a cornerstone of Lantern House, provided a unique opportunity for interior design. Along with Related Companies and Heatherwick Studio, MAWD developed a flexible layout of each residence to maximize options for a myriad of lifestyles. In the kitchens, scalloped wood cabinetry animates the expressive light as it moves through the space throughout the day, creating beautiful shadow and light that reflects the authenticity of the exterior.
