Park Inn Hotel - Jeddah

PRIMARY FUNCTION:
Hotel

INSPIRATION:
The facade recalls a giant abstract painting: a large square white frame symbolizing stability, and enclosing an abstract black irregular mass creating dynamism within it. The building's envelope and rigid external structure as opposed to its much freer internal core which moves inside its edges, is inspired by Henri Matisse’s representation of the mythological figure Icarus's plunge from the sky into the sea, with Icarus floating freely against a royal blue nighttime sky, defying the sun and forces of gravity.

UNIQUE PROPERTIES / PROJECT DESCRIPTION:
The project is an interplay of art and architecture. Its making investigates the overlap of both fields and looks for what each has to offer in developing the final product. By looking at the building as an object of art and studying the way the light records itself onto it and animates it, the architects were able to transcend the conventional building typology to achieve a product that is closer to a painting than a sculpture. By questioning the idea of the frame, the building doubles its envelope and creates a rigid external structure that clearly defines it and allows for a much freer internal core which moves inside its edges, recalling Henri Matisse’s representation of the mythological figure Icarus's plunge from the sky into the sea, with Icarus floating freely against a royal blue nighttime sky, defying the sun and forces of gravity. The choice of a bright white color for the frame helps it contrast with the dark glass of its heart and captures the sunlight movement. By strongly reflecting on one side rather than the other, it fragments the building and allows it to be read as a series of planes that create playful and powerful geometric forms reinforcing the idea of a painting. The sun is not the only contextual framework highlighted by the building, but glimpses of the city are also offered whether through the open splits between the heart and the frame or in its blurred reflection on the building surface. The city becomes part of the building design: the site no longer purely serving as a pedestal for its host becomes a frame within a frame where moving cars, pedestrian flows and planes flying high in the sky are pictured and outlined as part of the building activities. The human scale is forgotten and all references to scale are challenged. The building’s slim form and squarish proportions moves it away from the conventional tall and narrow highrises as well as from the low-rise buildings of the adjacent sites. The bold gesture of its facades transcends the application of local technologies and shall require the reliance on new and innovative approaches for its creation.

The project was designed in 2012. Construction is expected to start in June 2013 and will last for 18 months. Project is located in Jeddah, Kingdom of Saudi Arabia.

PRODUCTION / REALIZATION TECHNOLOGY:
Every technical aspect of the project is considered as an opportunity to enhance the performance of the technical systems. The project shall be linked to a nearby tri-generation plant producing on site electricity, chilled water and domestic hot water. Lift systems are designed to the lowest energy consumption. Sustainable site planning is highly considered, from light pollution reduction, water efficient landscaping and outdoor air delivery monitoring. The project approaches the typical residential/hotel program with simple rectangular layouts fulfilling operator requirements & using the most technologically advanced eco-friendly materials: glazed elevations with unitized type of curtain wall, latest technology in Low-e & coating & non-reflecting glazing,while wall coverings are made of ventilated façade systems with eco-friendly materials ensuring highest efficiency while meeting the required aesthetics. The project design has accounted for construction practices that notably reduce or eliminate the negative impact of the building on the environment and occupants. Systems and fittings to optimize the overall energy performance of the building , like water use reduction, minimum indoor air quality performance, , controllability of lighting and thermal comfort systems and maximizing daylight and visual comfort. More sophisticated techniques shall be considered like fundamental refrigerant management, enhanced commissioning and fundamental commissioning of building energy systems.

SPECIFICATIONS / TECHNICAL PROPERTIES:
Total surface area: 40,000sqm The building includes 250 hotel rooms, 100 apartments, a dining area, meeting rooms, retail area and other amenities. It will cater mainly for business men on short or long trips and becomes an attraction point within itself and for its surrounding. The plot is located at the intersection between dynamic north/south fast lane Al Madinah road & the most lively commercial street in Jeddah, the east/west Tahliyah road, with easy access to any part of the city & 15km away from the airport. The choice of the location was meticulously made to cater for a local increasing demand for high end, modern hotels.
