The Desk Admiralty

PRIMARY FUNCTION:
Co-working Space

INSPIRATION:
The Site is a flagship site for a co-working space with 32,000 sq.ft. office space equals 7 basketball courts. One can easily get lost in this vast area. The final layout is inspired by a city - an equally orthogonal New York City. NYC is not NYC without Central Park. In this grid city whereas every street looks the same, Central Park gives us Orientation, as Victoria Harbour to Hong Kong. We put a Central Park in the Site, as a landmark for orientation – a landmark which is not an object but nothingness. Central Park divides the space into northern half and Southern half. By locating the Park, one can easily orientate oneself. The orientation is reinforced by corridors end with vistas to outside.

UNIQUE PROPERTIES / PROJECT DESCRIPTION:
A row of columns are added to the 4 original columns to define the extent of Central Park. The colonnade acts as a buffer zone between the quiet work space and the busy Central Park, while lets people infiltrate into Central Park freely. By combination of different openness of doors in- between columns, different levels of “porosity” of the Park can be achieved. Central Park is also an Event Space holding up to 450 people. A series of spaces is layered between Central Park and main lift lobby, creating a sense of approach. Central Park can be flexibly divided into smaller spaces to fit different community purposes. The operable wall, chairs and tables can be stored inside the added columns.

<COMMERCIAL & SOCIETAL SUCCESS – Achieving Business Objectives> The design of the co-working space aims at achieving our client’s specific business objectives: Celebrates Works by providing 3 core values: Community, Flexibility and Productivity. <COMMUNITY> The co-working space emphasizes inclusive community. They help connecting members to local communities through on-line and off-line events. With Central Park, the co-working space can support off-line events by organizing different functions inside. The Central Park, which can accommodate up to 450 people, is the only one of its kind in Hong Kong’s Central Business District (CBD). It is suitable for financial firms to hold public listing launching, cooperate training and shareholders meeting, etc. <FLEXIBILITY> Due to the high rental of the CBD, the Central Park is designed with maximum flexibility to suit various situations. The Central Park is surrounded by colonnades formed by original solid columns and added columns (additional storage spaces). When there is no event, the area becomes hot desks area. When there is event, the FOLDABLE desks and the STACKABLE chairs can be conveniently stored inside the added columns by the side. The conference room in between the lift lobby and Central Park can also be fully opened up to act as a pre-function area and to support the events carried out in the Central Park. With the MOVABLE partitions, The Central Park can be rearranged into 4 seminar rooms and meeting rooms, giving flexibility to both co-working operator and tenants. <PRODUCTIVITY> Unlike other co-working spaces with chill-out elements, this co-working space aims at providing a blank canvas for members to focus and celebrate works. The co-working space on one hand provides professional office space, on the other hand provides hot desks in the Central Park. The members can work distinctively inside or work alongside with coworkers, increasing the productivity.

<DISTINCTIVE ASIAN CHARACTERS – Event Space for Hong Kong CBD> The Central Park, which can accommodate up to 450 people, is the only one of its kind in Hong Kong’s CBD. It is suitable for financial firms to hold public listing launching, cooperate training and shareholders meeting etc. In view of its neutral nature, Central Park can suit all kind of firms with different identity and cooperate color.

RESEARCH ABSTRACT:
<OVERALL EXCELLENCE – Creative Design of Space Usage> This co-working space aims at providing a blank canvas for members to add their own color. Base on this concept, we provide a less ornamented white space, and to focus on space crafting and user experience. The Central Park is a landmark for orientation – a landmark which is not an object but nothingness. The orientation is reinforced by corridors end with vistas to outside. A row of columns are added to the 4 original columns to define the extent of Central Park. The colonnade acts as a buffer zone between the quiet work space and the busy Central Park, while lets people infiltrate into Central Park freely. By combination of different openness of doors in-between columns, different levels of “porosity” of the Park can be achieved. Spaces are layered between the Central Park and the lift lobby, with different levels of visibility and porosity, creating a rich approaching experience. The semicircular meeting room breaks the monotony of boxy office space. Corridors are ended with Vista, which let sunlight into the space.

PROFILE:
cocoon architecture is a progressive architectural practice based in Hong Kong. Like cocoon incubates to become butterfly, the firm aims to incubate the client’s ideas and delivers them into an architecture that fits. The practice works on residential, cultural and commercial projects, providing full professional consultancy services in architecture, master planning and interior design services. The design team has won numerous international awards including: Winner of the Young Architects’ Award; 40 Under 40 Award; “Perspective Award”, Design for Asia Award, Architects Regional Council Asia Prize, etc. The projects had been exhibited in ''La Biennale di Venezia'' in Italy,Hong Kong, Asia and other places worldwide. The co­founder of the firm, Chiu Hang Mei Mary Grace & Yung Chung Kwong, has been the Assistant Professor in the University of Hong Kong and City University of Hong Kong teaching architectural design studio. They have also been actively involving in academic and community activities and has been invited as juror, interviewer, speaker, guest critics and registration committee for various professional institutes and government authorities.
