DESIGN NAME: Nelson Perkins
PRIMARY FUNCTION: Smart Townhouse
INSPIRATION: Simple cubes & color contrast were the main inspiration as well as one design to merge 2 units to one contemporary architectural mass that visually makes it unique & uniform building with harmony & rhythm.
UNIQUE PROPERTIES / PROJECT DESCRIPTION: Conceptual idea was to explore the architectural relation between positive & negative spaces as well as simplicity. The Pure & simple cubes built the main architectural of this unique structure & completed with smart technology features. The large rhythmic windows absorb more natural light for interior, making home bright and airy. The rhythmic horizontal brushed finish aluminum metal on a dark gray color of stucco on each face gives more texture & making the building more monotone.
OPERATION / FLOW / INTERACTION: The open floor plan & ceiling height of 3 to 4 meters at the 2nd floor gives the space more bright with natural light & feeling more spacious. Two outdoor living space at the 1st floor and 2nd floor give each unit an opportunity to hangout.
PROJECT DURATION AND LOCATION: Design & research started in April 2018, construction started in Aug. 2018 and finished in May 2019.

PRODUCTION / REALIZATION TECHNOLOGY: This building designed & built with wood structure. Two different finishes stucco, color contrast & aluminum metal on dark color exterior stucco distinct the building from the ground. Flat roof, covered by cool roof torch down that makes the building temperature moderate in summer. Smart features would control the building temperature, water temperature, security cameras, audio and lighting system remotely from anywhere. The building calculated by Title 24 energy code for CA to optimize the energy.
SPECIFICATIONS / TECHNICAL PROPERTIES: Land size: 30.4 meters x 15.2 meters, Living space of 366 square meters built on a 465 square meters land. Each unit designed for 3 bedrooms, 3 bath and 1 office space with a private access from each side yards, allowing to ruminate about the owner’s project comfortably. Maximum building height 9.1 meters, each side setback 1.5 meters, average rear setback 4.5 meters & average front setback of 5.4 meters.

RESEARCH ABSTRACT: Light and shadow, orientation to the sun and determined the best views with natural light. These determine the orientation of the rooms, their form, size and the arrangement of windows as well as interior walls.
CHALLENGE: The most challenging part of the design was dedicating about 0.6 x 30.5 meters length of the land to the city for the handicap use as well as 2.7 x 2.7 meters the corner of the property for the handicap ramp. Also the height limitation of 9.1 meters allow me to design only 2 story building, so with all those deductions and set-backs an limitation created a challenge to design the maximum area & land use. The other challenge was the exterior design that needed to pass the neighborhood design review as far as compatibility with the existing and new neighborhood.
