DESIGN NAME:
The Domus Residence, Twentyfive.7

PRIMARY FUNCTION:
Show House

INSPIRATION:
We were inspired by a home which have wow-factors yet features functional spaces. We imagined a young professional family with young children aged 5 & 9 and designed fun spaces like Hobby Nook, Kids’ Station, entertainment kitchen and work kitchen, Music room cum Guest bedroom. Through a combination of smart storage ideas, dual-functioned rooms, sliding panel chalkboard walls, lightings and stylish furnitures, we aspired to create a cosy show flat for well-heeled family who loves to entertain

UNIQUE PROPERTIES / PROJECT DESCRIPTION:
The Domus show flat was envisioned as a stylish family suburb home which featured an array of thoughtful spaces as well as matching the marketing tagline “Play. Laugh. Bond.” The 2-storey, 4-bedroom, 5 bath home of built-up 3500sqf (350sqm) was to feature chic rustic-styled interior spaces encompassing an eclectic mix of design elements. As the targeted market is young, well-heeled families the overall styling is based on chic charms mixed with a very rich textures and materiality palette.

OPERATION / FLOW / INTERACTION:
We created a wow-factor entrance to the show home as it is very crucial to catch the immediate attention of purchasers coming in especially during launches. Decorations and artwork are placed at vantage points to lead their eyes. To enhance customers interaction when designing the space, we incorporated a real vinyl record player at the music room to enhance the client's launching event with the playing of jazz in the background. Storage drawers, cabinet joineries and hardwares used were real to enhance experience of the purchasers.

PROJECT DURATION AND LOCATION:
The project started in June 2017 and completed in September 2017. The location is in a new suburb called Twentyfive.Seven kota kemuning located about 30 minits from Kuala Lumpur CBD, Malaysia and it features an abundance of green parks and natural greens.

FITS BEST INTO CATEGORY:
Interior Space and Exhibition Design

PRODUCTION / REALIZATION TECHNOLOGY:
The ground floor is designed as the main entertaining space for families with a Kids’ station nook designed by the staircase. The feature kitchen in black marquina marble and walnut veneers feature a large hidden pantry with folding doors and plenty of storage, and designed to interact with the dining area. A dual-sided chalkboard sliding wall separates the main dining and kids station, and also conceal the storeroom. A convertible music room cum guest bedroom is designed at the same floor. Located on the first floor is an intimate family area fit with a cozy lounge suite and luxury décor. Here is where the private bedrooms are located and each room is designed with a different theme to create marketing interest. Large walk-in wardrobes and children activity walls are designed in the bedrooms. Natural timber veneers mixed with a neutral color palette and lots of subtle bronze tones are used with the interplay of lightings to bring out the homeliness and sophistication of the show home.

SPECIFICATIONS / TECHNICAL PROPERTIES:
Kitchens There are two kitchens designed, which is an entertainment kitchen and a working kitchen cum laundry and driver’s room. The kitchen is designed in premium walnut timber, Spanish black marquina marble and lacquer timber finishes, finished with special hexagonal clay tiles on the wall. Furniture and upholstery All the furnitures and upholstery works for the living room sofa set, family space on 1st floor and bedrooms are customized in specially selected fabric and a lot of leather finishes. Cushions are designed in a mix of suede and leather for a touch of premium. The music room features a customized resort-style daybed in walnut timber, and finely crafted matte leather and suede poufs and upholstery. The daybed can be pulled out into a large double bed, ideal for those occasions where the party spills over from the dining room area. When designing the space, we wanted to incorporate a comprehensive music room to enhance the client's launching event and the playing of jazz in the background. Master Bedroom the master bedroom is designed as a luxurious yet retreat like bedroom suite with upholstered walls and a customized black timber bedhead. Here ambience lightings and a selection of dark sheer curtains are curcial to set a relaxed tone. The walk-in master wardrobe is styled with a variety of shelves and handbag displays. A pastel themed room is designed for the Girl's room with an Activity wall nook for doodling, and the Boy's room feature an integrated study cum raised platform bed.

RESEARCH ABSTRACT:
Research Background A lot of study on materials, family lifestyle and the demographic profile of the residents at the location of the show home were done in the design process. Understanding the culture is important as we needed the show home to appeal to them. With the target clients belonging to the age group of 40-55 years old, a more neutral color scheme was opted for with less loud colors. Premium and natural materials were also incorporated as this is deemed their preference. We also created many different material boards and samples during construction period, to ensure the detailing came out as intended and to get the right tone of color and texture

CHALLENGE:
The hardest challenge of this project was to ensure the design and construction was done within the client's budget and the accessibility of the site location. As it was a new suburb the roads leading to it was still not completed when we started our interior design works, and the structure of the show home was done concurrently with our works. There was alot of challenging coordination with the engineers on electrical and lighting elements and structure elements. As all woodwork and joineries, and furnitures are customized design, each piece from the daybed right up to the bed and dining table and chairs were detailed and crafted by artisans and carpenters. A lot of coordination and paying attention to detailing was crucial to ensure achieving our intents.
