INSPIRATION: The project sought a minimalistic approach for the design that fits well with the corporate image as well as provide a balanced budget. The main white color was chosen to offer a clean and simple work environment for our client's employees.
UNIQUE PROPERTIES / PROJECT DESCRIPTION: The project is a small 2,300 sf tenant improvement commissioned by an import / export trading company based in China. The space is their first branch office here in the U.S. One of the many challenges includes an aggresive program, which requires a minimum of 14 work stations, 2 conference rooms, a reception area and a break room.
OPERATION / FLOW / INTERACTION: The client was heavily engaged with the process and there are many design criteria that we had to follow during the design phase. We also work closely with the contractor during the design phase to minimize construction cost and schedule

PRODUCTION / REALIZATION TECHNOLOGY: A clean and low budget construction was the primary aspect of the project. We stayed away from custom made constructions and materials. Instead, all materials selected are standard and easy to construct.

RESEARCH ABSTRACT: The project includes an intense program. 2 conferences room, 1 IT/Storage room, a reception, 2 individual offices and office space that will fit 12 people. All of these have to be fit in the 2,000 sf space. The design approach of the project is actually very different from the rest of the suites in the building, which was designed by a single architect with standardized colors.
CHALLENGE: The project was extremely challenging on many fronts. 1. Budget, we were giving a $200,000 budget for all the work, which includes furniture, plumbing, electrical, IT, etc. Since the project is located in southern California, this is considered a very low budget. 2. Time frame- the project had to be finished in 30 days, that changed our design decisions and we chose to provide a very simple design that accelerate the construction.
