12th Building Residential Building

12th Building Residential Building is an innovative architectural project that redefines residential building morphology through its distinctive dual-beveled design, completed in Tehran, Iran in 2021. This nine-story structure represents a significant departure from conventional residential architecture by transforming mandatory beveled surfaces into dynamic facades that create an engaging dialogue between private living spaces and urban context. The building encompasses one basement level dedicated to parking, storage, and facilities, crowned by seven residential floors, each containing two units of 125 and 145 square meters, situated on a 476-square-meter plot. The design's most notable feature is its sophisticated treatment of the beveled surfaces, where strategic cuts and transformations create a three-part division (window, terrace, kitchen window) for each unit, establishing unique identities while maintaining visual cohesion. This architectural solution effectively addresses the challenge of mandatory bevels while creating an innovative in-between space that facilitates a fluid transition between private and public realms. The project, designed by architect Parviz Ghasemi, demonstrates exceptional consideration for urban integration, utilizing cost-effective materials while prioritizing architectural quality to serve middle-income residents. The building's dynamic facade treatment, recognized with an Iron A' Design Award in the Architecture, Building and Structure Design category, creates an interplay of light and shadow that enhances the visual experience while promoting social interaction through thoughtfully designed semi-open spaces that encourage community engagement and redefine the relationship between residential architecture and urban life.
